Emergency Leak Response Checklist: Minimize Damage Fast

Water damage escalates quickly. Every hour counts. Follow this checklist immediately when a leak is reported.
Immediate Response (First 30 Minutes)
- ☐Instruct tenant to shut off water at the source if possible
- ☐If source unknown, shut off main water supply
- ☐Turn off electricity to affected areas if water near outlets
- ☐Move furniture and valuables away from water
- ☐Place towels or containers to contain spreading water
- ☐Document with photos/video immediately
- ☐Contact StoneRiver for emergency response
On-Site Assessment
- ☐Identify and confirm the source of the leak
- ☐Assess extent of water damage (walls, floors, ceilings)
- ☐Check for damage to adjacent units (if multifamily)
- ☐Document all damage with photos before repairs
- ☐Determine if professional water mitigation is needed
- ☐Check for mold potential in hidden areas
Stop the Leak
- ☐Repair or replace failed fixture/pipe/fitting
- ☐Test repair under pressure
- ☐Restore water service
- ☐Monitor for any continued leaking
- ☐Check related fixtures for similar issues
Water Removal & Drying
- ☐Extract standing water with wet vac or mop
- ☐Set up fans for air circulation
- ☐Use dehumidifiers if available
- ☐Remove wet carpet padding if saturated
- ☐Open cabinet doors to dry interior spaces
- ☐Monitor moisture levels over 24-48 hours
Documentation & Communication
- ☐Take "after" photos showing completed repairs
- ☐Document all work performed with timestamps
- ☐Note any recommended follow-up repairs
- ☐Provide written summary to property manager
- ☐Recommend insurance claim if damage is significant
- ☐Schedule follow-up inspection if needed
Follow-Up Repairs
- ☐Replace damaged drywall once fully dry
- ☐Repair or replace damaged flooring
- ☐Repaint affected areas
- ☐Replace damaged insulation if applicable
- ☐Address any mold concerns professionally
