Pre-Winter Winterization Checklist for Oklahoma & Arkansas Properties

Oklahoma and Arkansas winters can bring freezing temperatures, ice storms, and sudden cold snaps. Protect your rental properties from costly cold weather damage with this comprehensive winterization checklist. Complete these tasks before the first freeze.
Exterior Plumbing
- ☐Disconnect and drain all garden hoses
- ☐Shut off water supply to exterior hose bibs
- ☐Install insulated covers on all outdoor faucets
- ☐Drain and winterize irrigation systems
- ☐Insulate exposed pipes in crawl spaces
- ☐Check pipe insulation in unheated areas (garage, basement)
HVAC System
- ☐Replace HVAC filters
- ☐Test heating system operation before cold weather
- ☐Check thermostat batteries and function
- ☐Verify pilot lights are lit (if applicable)
- ☐Clear debris from around outdoor HVAC units
- ☐Schedule professional HVAC inspection if needed
- ☐Ensure vents are unobstructed throughout unit
Windows & Doors
- ☐Check weatherstripping on all exterior doors
- ☐Replace worn or damaged weatherstripping
- ☐Inspect window seals for gaps or cracks
- ☐Apply caulk to seal any gaps around windows
- ☐Install door sweeps if missing
- ☐Check storm doors and windows (if applicable)
Roof & Gutters
- ☐Clean gutters and downspouts of leaves/debris
- ☐Check gutters for proper drainage away from foundation
- ☐Inspect roof for damaged or missing shingles
- ☐Check flashing around vents and chimneys
- ☐Trim tree branches hanging over roof
Interior Preparation
- ☐Test smoke detectors and replace batteries
- ☐Test carbon monoxide detectors
- ☐Reverse ceiling fan direction (clockwise for winter)
- ☐Check attic insulation levels
- ☐Seal gaps around electrical outlets on exterior walls
- ☐Insulate water heater if in unheated space
Vacant Property Precautions
- ☐Keep heat set to minimum 55°F
- ☐Open cabinet doors under sinks to allow warm air circulation
- ☐Consider dripping faucets during extreme cold
- ☐Shut off water main if property will be vacant long-term
- ☐Drain water lines if shutting off main
- ☐Schedule regular property checks during winter
Tenant Communication
- ☐Send winter preparation reminders to tenants
