The Complete Unit Turn Checklist: Get Rent-Ready in 1-2 Days

Every day a unit sits vacant costs you money. Our proven unit turn process gets properties rent-ready in 1-2 days. Use this checklist to ensure nothing gets missed and minimize your vacancy time.
Phase 1: Initial Assessment
- ☐Walk through entire unit with move-out inspection report
- ☐Document all damage beyond normal wear and tear
- ☐Take photos of all issues found
- ☐Test all appliances, HVAC, plumbing, and electrical
- ☐Create prioritized repair list
- ☐Identify materials needed
- ☐Estimate timeline and communicate to property manager
Phase 2: Deep Cleaning Coordination
- ☐Remove all trash and debris left behind
- ☐Coordinate with cleaning crew (if separate vendor)
- ☐Clean all appliances inside and out
- ☐Deep clean bathrooms (toilet, tub, sink, tile)
- ☐Clean kitchen (cabinets, counters, sink, backsplash)
- ☐Clean windows and window tracks
- ☐Clean light fixtures and ceiling fans
- ☐Clean or replace HVAC filters
Phase 3: Repairs & Maintenance
- ☐Patch and repair drywall holes and damage
- ☐Touch up or repaint walls as needed
- ☐Repair or replace damaged flooring
- ☐Fix any plumbing issues (leaks, running toilets, slow drains)
- ☐Repair electrical issues (outlets, switches, fixtures)
- ☐Fix doors that don't close properly
- ☐Repair or replace damaged window screens
- ☐Caulk tubs, showers, and sinks as needed
Phase 4: Fixtures & Hardware
- ☐Replace burnt-out light bulbs (all fixtures)
- ☐Replace damaged or missing outlet/switch covers
- ☐Replace toilet seats if stained or damaged
- ☐Replace damaged door hardware (knobs, hinges, stops)
- ☐Install new smoke detector batteries
- ☐Replace CO detector batteries
- ☐Replace cabinet hardware if damaged
- ☐Install new blinds/shades if needed
Phase 5: Final Inspection
- ☐Walk through every room systematically
- ☐Test all appliances one more time
- ☐Test all plumbing fixtures (hot/cold water, drainage)
- ☐Test HVAC heating and cooling
- ☐Test all light switches and outlets
- ☐Test smoke and CO detectors
- ☐Check all doors and windows operate properly
- ☐Take completion photos
- ☐Notify property manager unit is rent-ready
